There are 14 distinct neighborhoods, each with its own personality. The latest listings and recent comps can be found at my other website LakeForest2Homes.com :
Forest Creek - This is the largest neighborhood, with 596 single family homes. They range in size from single story homes of about 1585 square feet, to 2 story homes with 4 bedrooms, a bonus room and over 2700 square feet. A few of them have 3 car garages, but the majority have the standard 2 car garage. There are several mini parks within the neighborhood where children play in the grass or climb the trees. Prices have recently ranged from the "mid $400,000s" to "high $600,000s." The elementary school assigned to this neighborhood is Rancho Canada, an excellent school that has won several state and national awards for excellence.
The Woods - The 402 homes in the woods were built by several different builders, and include the tracts of "Whispering Trees", "Forest Shadows", "Baldwin Woods", and "Lake Forest Woods." They range in size from about 1550 square feet to over 3000 square feet, with recent pricing from low $500's to low $700's. Children in this neighborhood attend either La Madera Elementary School or Santiago Elementary School.
Serrano Ridge - There are 264 homes in the Serrano Ridge neighborhood. The 2 builder tracts were originally known as "Woodwalk" and "Ranchwood2". The homes range in size from 1250 to 2400 square feet in the Ranchwood section and from about 1600 to almost 2900 square feet in Woodwalk. Most of the homes in the Woodwalk development have 3 car garages. Recent prices have been from the high $400's to the mid $600's. This neighborhood attends La Madera Elementary School.
Parkwood Estates - Parkwood Estates includes 226 homes that range in size from single story homes of 1550 square feet, to 2 story homes with over 3100 square feet. This neighborhood has a top-rated elementary school within the tract (Rancho Canada) and is also conveniently located about a block from a neighborhood shopping center (grocerie store, hardware store, local coffee & bagle shop, yogurt store, several restaurants, and other small businesses), and about 3 blocks from the Sun & Sail Club recreational facility. Recent prices have been in the mid-$400's to low-$600's.
Parkwood Estates 2 - Parkwood Estates 2 is the sister tract of Parkwood Estates. There are 102 homes, all 2-story with 4 bedrooms, and they range in size from 2550 square feet, to over 3100 square feet. About half of them have a 3 car garage. Children in this neighborhood attend Santiago Elementary School, located about 5 blocks away.
Lake Park West - Two builder tracts were combined to create this neighborhood of 354 homes located between Bake Parkway and Lake Forest Drive. "The Bird Streets" with names like Crane, Peacock, Falcon, Robin, and Sparrow, offer both single and two story homes that range in size from 1800 to about 2700 square feet. The "Girl Streets" was built by S&S and include street names like Alice, Cindy, Angela and Heidi. Those homes range from the 1600 square foot single story to a 3100 square foot model with 4 bedrooms and bonus room above the 3 car garage. Children in this neighborhood attend the Aliso Elementary School.
Indian Hills - These 231 homes are located across Lake Forest Drive from the Ralph's Market shopping center. There are many models to choose from, ranging from single level homes from 1700 to 2550 square feet and 2 story homes from 1900 to 2800 square feet. The children in this neighborhood attend La Madera Elementary School, a few blocks away. Prices generally range from the mid-$400's to the low $600's.
Park Place - This is the smallest neighborhood, with only 74 homes on 4 streets. The floor plans include a few 3 bedroom single storys and several 4 bedroom 2 storys up to 2700 square feet. The children here attend La Madera Elementary School. There has been very little turnover recently, but pricing should be expected to range from the high $400's to the mid $600's.
Prairie Ridge - This is the only neighborhood located north of Trabuco Road. There are 86 homes that range in size from the 1450 square foot single story, to the 2200 square foot 2 story model. Children in this neighborhood attend La Madera Elementary School. Pricing ranges from the mid-$400's to the low $600's.
The Oaks - There are 164 homes in the Oaks, and most of them are single story. They range in size from 1561 for the 2 bedroom + den home, up to 2400 square feet for the 2 story with 4 bedrooms and family room model. The Oaks is located just across Toledo from the Sun & Sail Club, and there is a path from there that leads to a tunnel under Toledo to the Club's parking lot. Sales turnover in the Oaks has always been very low, with many original owners still there! Recent prices have ranged from the low $400's to the high $500's. Children in this neighborhood attend Rancho Canada Elementary.
Lake Forest Keys - Located closest to the 35 acre man-made lake, the 500 homes in The Keys were built by at least 7 different builders. About 350 of them are located on the lake front, with the right to have a private boat dock. The others are situated on beautiful wide grassy greenbelts. Most lots are only 30 feet wide and average 110 feet deep, so they don't have very large yards! A few are located at the ends of the street, and have extra wide lots - ranging from 50 to 75 feet. These are called "point homes", and are considered the premium lots because they have water on 2 sides. Originally, the homes ranged from 1350 square feet up to 2700 square feet, but over the years, many have been substantially improved and expanded. I am aware of at least one point home that is over 4500 square feet. The recent prices in the Keys have ranged from the mid-$400's for small (original condition) greenbelt homes, up to $1.5 million for a customized and expanded waterfront home. The children who live in this neighborhood attend Rancho Canada Elementary School.
Condos in Lake Forest II :
Lakeside Park - Built in the early 1970s, the 200 condos in Lakeside Park offer a variety of floor plans, and access to beautiful wide greenbelts. The sizes range from 2 bedroom 900 square foot single storys to 4 bedroom 1660 square foot 2 storys. They all have 2-car carports, and there is plenty of guest parking on the streets. Children who live here attend Rancho Canada Elementary. The recent prices have ranged from the mid $200's to the low-$300's. .
Serrano Woods - The 116 condos in Serrano Woods each have a single car garage, and additional guest parking is plentiful and nearby. There are 2 basic floorplans : a 2 story townhome style with 2 bedrooms and 1 1/2 bath, and the upper level model with 2 bedrooms and 1 bath. Recent pricing has been from the low $200's to the low $300's. Children in this neighborhood attend Rancho Canada Elementary.
